Anantara Miami Resort & Residences is the first U.S. project from the Thai-heritage Anantara brand, rising 50 stories at 3601 Biscayne Boulevard in Edgewater. With 100 private branded residences, 120 resort residences, and a 50-suite five-star hotel, it will open Miami’s first exposure to one of Asia’s most respected wellness-luxury hospitality brands. Pricing launches in 2026 via a Friends & Family release — here is the complete buyer’s guide.
What is Anantara Miami Resort & Residences?
Anantara Miami is a 650-foot, 50-story tower at the corner of 36th Street and Biscayne Boulevard in Edgewater. It is the first Anantara-branded hotel and residential project in the United States. The building contains 270 total units broken down as 100 private branded condominium residences, 120 resort residences available for Anantara-managed rental programming, and 50 five-star boutique hotel suites occupying the first three tower floors.
The project is being developed by One Thousand Group (One Thousand Museum, Villa Miami) in partnership with Minor Hotels, the Bangkok-headquartered parent company that operates 630+ properties globally and owns the Anantara, Avani, Tivoli, Oaks, and NH Hotels brands. Architecture is by Kohn Pedersen Fox (KPF) with ODP Architecture & Design as associate architect. Interiors are by Patricia Urquiola — her first U.S. residential project.
Who is Anantara and why does it matter?
Anantara means "without end" in Sanskrit. It is Minor Hotels’ flagship luxury brand, founded in 2001 in Hua Hin, Thailand, and now operating more than 50 luxury resorts from the Maldives and Indonesia to Austria, France, Italy, Spain, and Mozambique. The brand is known for Thai hospitality rituals, wellness-rooted spa programming, and private-island and heritage-property locations — including two resorts on Koh Samui featured in HBO’s "The White Lotus" Season 3.
For Miami buyers, this matters for three reasons. First, service culture. Anantara’s Thai hospitality standard is among the most refined in the industry — comparable to Aman or Mandarin Oriental in character, but distinct in approach. Second, the wellness programming. Anantara’s spa, vitality, and longevity curriculum is built over 25+ years across 50+ properties, and the Miami tower will have a dedicated vitality center from day one. Third, scarcity. With 100 private residences in a tower that also houses a hotel and resort-residence program, owner inventory is genuinely limited.
How many residences are there and what’s the unit mix?
The tower’s 270 total units split three ways: 100 private branded residences for full ownership, 120 resort residences available to the hotel rental program, and 50 five-star boutique hotel suites. Private residence buyers receive Anantara-branded service and access to the full amenity deck while retaining exclusive condominium ownership — the resort residences are a separate category with different rental-program rules. Final bedroom-count breakdowns and square-footage tiers will be released to the Friends & Family list first.
Where exactly is 3601 Biscayne Boulevard?
The site sits at the Edgewater corner of the Design District triangle, where Edgewater, Wynwood, and the Design District all converge. You are a five-minute walk to Wynwood’s gallery district, a five-minute drive to the Design District’s flagship retail, and a three-minute walk to the Pérez Art Museum Miami and Frost Museum of Science on the bayfront. Downtown Miami is seven minutes, Brickell is ten, Miami Beach is twelve, and Miami International Airport is fifteen.
Edgewater has become the most coveted corridor in Miami pre-construction specifically because it combines bayfront views, cultural adjacency, and direct I-95/Venetian access without the saturation of Brickell. Adrian has been writing about this shift for years — Villa Miami (also One Thousand Group), Aria Reserve, and Mercedes-Benz Places have all priced aggressively in the same corridor.
What are the amenities?
Anantara Miami’s amenity program is structured around a wellness podium shared by residents and hotel guests, with additional condominium-only amenity floors above. Confirmed programming includes a private rooftop helipad, a dedicated vitality center built around movement, nutrition, and recovery, a signature Thai-inspired spa, resort-level pool deck, fine dining and lobby lounges, a curated contemporary art program, and full five-star hotel services available to residences on demand (housekeeping, in-residence dining, concierge).
The wellness program is the distinguishing factor. Anantara’s spa curriculum is one of the most developed in global hospitality and pulls from Thai herbal medicine, Ayurveda, and modern longevity science. Expect programming comparable to Four Seasons Coconut Grove in standard but distinctly different in character.
When will sales launch?
Sales are expected to launch in 2026. The developer is staging a Friends & Family release to an early-access waitlist before opening to the broader public, which is standard for a project of this profile. Friends & Family pricing historically runs 10–20% below the public launch price, with access to the best units (best views, best floors, best layouts) before they’re available to anyone else.
The waitlist is the entire mechanism. There is no other way to see floor plans or pricing before the public release. Registered WIRE Miami buyers will receive pricing, unit availability, and floor plans the moment materials drop.
How do I register and what happens next?
Register through the contact form on this site, call Adrian directly at 305-321-7655, or send a WhatsApp message to wa.me/13053217655. Once registered you’ll receive: a) the official pricing and floor plan materials the moment the developer releases them; b) a private consultation with Adrian to discuss the three residence types, target layouts, and your budget; c) priority position for the Friends & Family release before the general public has access.
As with all Anantara Miami, Villa Miami, and other One Thousand Group projects, the developer covers the full brokerage commission. There is no additional cost to you for representation by WIRE Miami.
What should I know before I register?
Three things. First, this is pre-construction — you are buying on plans and renderings, not a finished unit. Deposits are typically staged (20% at contract, 10% at milestones, balance at closing), but the final structure won’t be confirmed until the developer releases it. Second, the resort-residence tier is not the same as a private residence; rental-program participation and usage rules differ meaningfully between the two. Third, Anantara Miami will compete directly with Mandarin Oriental Residences on Brickell Key, Four Seasons Coconut Grove, Waldorf Astoria Miami, and Aman Miami Beach — all Asian-heritage or Asia-adjacent luxury brands. The right pick depends on neighborhood preference, brand affinity, and rental-program goals.
Adrian represents buyers at Anantara Miami, Mandarin Oriental, Four Seasons Coconut Grove, Villa Miami, and the other WIRE Miami portfolio sites. If you want a candid comparison across all of them before you commit, that’s exactly what he’s here to do.
